Argegno, five minutes below, is a stop on the Como–Colico ferry line. Step off the cable car, onto the boat — and the lake's most celebrated destinations open up: Bellagio, Varenna, Menaggio, Cernobbio, Como, Isola Comacina. The entire lake, from one address, without ever needing to park.

The peace people come here for

Pigra sits at 881 m — a frescoed artists' village known as one of the most scenic natural balconies over Lake Como. A gentle 15-minute walk leads to the famous Belvedere, gazing over Bellagio, Varenna and Isola Comacina. Hiking trails to Monte Galbiga and Alpe di Colonno start at the village edge. Crisp mountain air, silence, cobbled lanes — this is why people fall in love with Pigra.

Argegno's lakefront life, 5 minutes away

One of Italy's steepest cable cars drops you in the heart of Argegno: the romantic piazza, lakefront restaurants, swimming, boats and the lively lake season. June to September it runs every day, 8:30–18:30; off season Friday to Sunday and public holidays. Return ticket € 5.50. Aperitivo by the water, then glide back up to total tranquillity.

And the mountain road? Two minutes from here there is a B&B with 249 reviews and 4.96 stars, open for twelve years. Two hundred and forty-nine people drove that road — and came back. Residents often don't drive it at all: the cable car from Argegno takes five minutes, € 5.50 return. And it is exactly because of that road that 224 sqm above Lake Como cost € 140,000 and not € 400,000. Down in Argegno, on the shore, the cheapest property on the market today is a 45 sqm studio at € 149,000.

One bathroom per entrance today. I'd rather you knew before you come up, not after. The perspective over the water is the pocket balcony: within the footprint of the property in zone GL3, design in preparation, then the landscape authorisation process. What you do see from the house today is 224 sqm on the land registry (226 gross), a garage and a courtyard nobody else in Pigra has.

The rates above are deliberately kept below the market. That week, the four whole homes for eight people in the area run from € 187 to € 390 a night: an average of € 288, which is € 36 per person. Net figures are before the buyer's own income tax. In Italy this is a single property on the land registry, so the flat 21% short-let tax applies to the gross — one registration code, one rate, and below the three-property threshold that would trigger a VAT number.

Why this house
is for sale

I bought this house with a precise plan: live in one unit, and let the other one pay for it. The two independent entrances, the dual-income setup, the renovation roadmap — everything you see on this page was designed for my own future here.

Then life added a chapter: our family is growing, another child is on the way, and today a capital sum serves my family better than a monthly income. So I’m selling the structure ready-made. I chose to live in one half and rent the other because that was my life here — if you don’t need to live in it, renting the whole house earns more, and it is already set up for that too, without a single wall to touch.
